Before I answer that question today, I want to be clear that every buyer’s situation is different. Just because it’s the right time for one buyer to buy a home doesn’t necessarily mean it’s the right time for you to do so. Always check with a lender to understand your overall financial situation and whether buying a home makes sense for you.

Now, there are two important trends I’m seeing in our market. The first involves interest rates. Every buyer wants to buy their new home and secure the absolute lowest possible interest rate because the savviest ones know that they affect their monthly payments. On the flip side, inventory is super low. It’s been low since last November and we won’t see it rise significantly until April or May.

This combination has led me to come across a lot of buyers telling me they want to buy a house now because rates are so great but they can’t find what they want. They want to know if they should wait until inventory rises to make their move.

Again, there is no right answer. It has to make sense to you in terms of what you can afford. In a best-case scenario, you’ll find the right home at the right price. The sooner you find it, the better. Rates may rise in the next couple months, but if you wait that long, you’ll also have more options as a buyer because of the rebound in inventory.

When it comes to selling your home, exposure is critical. There is one surefire way to ensure great exposure.


If you’re interested in selling your home in the very near future, exposure is critical. I want to share a quick story with you to explain why.

Once upon a time, I was referred to a wonderful prospect in Laguna Beach. Keep in mind, my office is based out of Irvine. I met with this woman and shared my entire marketing plan and selling strategy for her home. Everything seemed like it was working out perfectly.

A few days later, however, she called me to tell me she would no longer do business with me. As it turns out, she heard from a friend that she’d be better off using a local Laguna Beach agent instead of me because they offered her the chance to sell her property off-market.

This kind of thing happens sometimes, and I respected her decision and wished her all the best. But if she was having these thoughts, maybe other people out there were having them too.

That brings me to my message for today. When you’re going through the home buying process and looking for a great listing agent, the decision shouldn’t automatically fall on whoever is the most local. You want to find the person who will expose your home to the most amount of qualified buyers. When you’re selling a home, there are many factors that go into the process, but exposure is critical.

Real estate is no longer local—it’s global. People are relocating from all over the world to live in our beautiful area. While I can see where this person was coming from about wanting a local Realtor who might have buyers looking for her home, I also wonder why her other agent would want to limit her property to only local buyers when somebody outside the area was probably going to buy the property anyway.

If you’re a seller, interview whoever you think you need to, but focus on who will expose your home to the highest number of qualified and motivated buyers. The more people that know about your home, the more activity your home sale will generate. More activity means a higher chance of multiple offers. At that point, you won’t leave any money on the table. As a seller, I assume that’s what you ultimately want.

If you’re a homeowner who tried selling your home in the past and failed, there is a way you can avoid this fate the second time around.


When it comes to selling your home, are you insane?

Albert Einstein once said, “Insanity is doing the same thing over and over and expecting different results.”

If you’ve tried to sell your home in the past and were unsuccessful, today’s message is for you. As I reach out to other homeowners who’ve tried to sell their homes in the past and failed, a lot of them tell me they’re going to give their current agent another shot at it. I always ask the same follow-up question: “What is your current agent going to do differently this time around to get the job done?”

In most cases, these homeowners didn’t know what their agent was going to do in the first place, let alone what they’ll do differently the second time around. If you’re one of these people, that’s the definition of insanity.

You can either talk to your agent about how they’ll change their marketing strategy or interview two or three new agents to learn what they can do for you to sell your home for the most money in the shortest amount of time
