Five Reasons Why You Need to Sell Before Spring



It's a great time to list your home in Orange County, and there are multiple reasons why now is an opportune time to sell. Today I have five reasons why you should prepare your home for sale right now.
  1. Inventory is very stale right now. Buyers are craving new inventory, and they would love to see your new home. You will stand out immediately if you list now.
  2. Interest rates are bound to increase, and so buyers will be eager to purchase before their affordability gets too low. I expect a rush of demand when interest rates approach the 5% mark. 
  3. By listing now, you will eliminate much of the competition that you would face if you wanted to list in the spring. You have a nice opportunity to capture a lot of demand, and you could sell very quickly for a good price. 
  4. Now is also a good time to test the market. List with an aggressive price, and if you don't get a good response, simply re-list in the spring with a lower price. 
  5. The weather in Orange County is beautiful 95% of the time. We don't have snow or rain to worry about, so there should be nothing stopping you from listing right now.

Today, I want to discuss why you're getting so many phone calls. If you keep getting calls from real estate agents, there is a reason.

If you're getting unsolicited calls from real estate agents in the area, it is likely because the agent you were working with to sell your home failed to do so, and now your home is marked as an expired listing on the Multiple Listing Service, which is the database that all agents use to learn about the market inventory.

When an agent sees an expired listing, they contact you to see if your motivation to sell still exists. They're calling you, emailing you, texting you, or maybe even knocking on your door because they want to see if you're still trying to sell your home. Unfortunately for you, you can receive up to 80 correspondences in only a few days because aggressive agents are trying to build their businesses through expired listings.



When your home expires, you're going to get a lot of phone calls -- there's no way around that.
 Now, if you're not interested in selling, unfortunately, you're going to either have to deal with those phone calls or turn your phone off altogether. But if you are interested in selling, I highly recommend that you act proactively, rather than reactively.

Most homeowners get inundated with phone calls, get frustrated, and hang up. I recommend staying on the line and hearing a few of them out. Then, pick 3-5 of those agents and interview each of them. The more reactive you are, the more frustrated you'll be, but if you take hold of the situation and work to find a great agent who will get the job done, you'll be much more likely to sell successfully.

5 Reasons to Stage Your Orange County Home


Staging your home has many benefits. Here's why.

  • You only have one chance to make a first impression
  • Buyers buy based on emotion
  • Staging hides imperfections in a property
  • It highlights areas of your home
  • Buyers will submit stronger offers

When a buyer walks into your property, what they see first is going to set the tone for the rest of their showing. If they see a beautifully staged home, they will be excited to look at the rest. If they see a home that's vacant or cluttered, they might not be so excited. 

When a buyer walks into a vacant or cluttered property, it's hard for them to get excited about the home. When they walk in and the furniture looks great, the home has a nice color palette, and the accessories really highlight the features of the property, they're more likely to feel an emotional connection to the property.

Not every property is upgraded to the max. There will be homes with popcorn ceilings, older carpet, or older features. When you stage a property, the feeling that a buyer gets helps them overlook those areas of concern. When buyers love the energy of a house, they are more likely to take on minor issues, like replacing worn carpet.

Not every bedroom is big and not every home has an open floor plan. Using the right furniture, color palette, and accessories can really maximize the space when you stage a property. 




If a buyer walks in and falls in love with the property because of the staging, they're going to submit a higher offer. If you stage your home, you can expect two or three times the return on investment. So, if you spend $5,000 on staging, you can expect to sell your home for $10,000 to $15,000 more than what you would have gotten without staging. We've also seen homes sell for 5% or 10% above market value because they were staged so well.

Your Orange County Home Expired, Now What?




What happens when your Orange County Home expires? You've already gone through the selling process once: you selected an agent, agreed to allow them a certain amount of time to market the property, and it didn't work out. Now your home has been flagged as an expired listing.

As a homeowner, you have two options. First, you could decide not to list again. Perhaps your initial plans didn't work, or a job transfer isn't happening again.
The second choice is to list again. When you do, you can either go with your initial agent or pick a new one. Most people pick a new agent since the first agent wasn't able to achieve their goals.

When picking a new agent, interview multiple agents to determine the right person for the job this time around.
 You don't want the listing to expire again. Have multiple agents come into your home so they can get a feel for the property.
Have the agents explain their marketing strategy. Make sure you understand that they're going to do for you this time that is different from the last agent. Why will this agent be able to sell your property now when another agent failed to once before?
