  • Your home is still show-ready
  • Interest rates are below 4%
  • Inventory is low, so you’ll have less competition from other sellers
  • Increasing interest rates will make your next purchase more expensive

Now is a great time to sell your home and buy a new one. You can sell for top dollar and then use that extra cash to invest in a new home with ultra-low interest rates. It’s important for you to buy a home now if you’re on the fence because it will only cost you more money down the road.

What Do We Do Differently Than Other Agents in Orange County?





The home selling process can be very complicated and stressful, so you don't want to go through it twice. In order to avoid a nightmare selling situation, you need to make sure you hire the right agent the first time around. 

Did you know that the average Realtor only sells 50% of the homes they list? That's right: for every two homes they list, they only sell one. To find an agent who is better than average, ask them what their list-to-sale-ratio is -- for every home they list, how many are they selling? If you work with someone with a low list-to-sale ratio, you're setting yourself up for disaster.  


When we list properties, we have a 90% list-to-sale ratio, so we sell nine out of the 10 homes we list. Of the homes we don't sell for one reason or another, we have a 95% chance of relisting that home sometime in the near future and getting it sold then. Overall, our list-to-sales ratio is 98%, which means that when we list homes, we get them sold!

3 Reasons Your Orange County Home Hasn't Sold



Why isn't your home selling? Consider the following three questions to find out why.

  • The buyer doesn't get the right emotional reaction when they first walk in.
  • The home does not have the right offline or online exposure.
  • The home is not positioned properly to sell.

If you've seen my videos in the past, you know the importance of curb appeal. Your home needs to be decluttered and staged as well. Doing so creates an emotional connection right when the buyer walks in. That determines how the buyer feels about the property, and how strong an offer they may submit.

The game has changed. Putting a sign in front of the home and posting it on the MLS is not enough. Agents have to be savvy with online strategies to get the word out about your home. Real estate is no longer local, it's global. How many people can you share this listing with? How many eyes can you get on this property? Ultimately, how many people can your agent get to walk through the home?



Let's say you're selling in a neighborhood where homes have sold between $900,000 and $950,000. If you price your home between $900,000 and $950,000, you'll get a lot of buyers to look at it. If you price your home at $1.5 million, you have essentially priced yourself out of the market, as buyers in your neighborhood probably have a $1 million cap. That home is not positioned to sell.
