Before we talk about a crucial strategy in the Orange County area, I want to talk about some important things happening in the local housing market.

The savviest buyers understand rates are long term. Although you buy a home once, rates determine how much you pay on a monthly basis. Securing a low rate is in everybody’s best interest. That’s why the smart consumers are buying now to lock in historically low interest rates.

Inventory is low and demand is high. We have more buyers looking at fewer homes. Because homes are more likely to sell for top dollar, it’s a seller’s market. However, even in this market, I see homes sitting on the MLS for far longer than they should. That’s why I’ve come up with four simple, effective ways to sell your home in 30 days or less.

  • Positioning/price: Conduct research. Work with your agent to determine a fair, aggressive price based on similar properties that have sold previously. What does competition look like? Does your home need repairs or upgrades? If you do so correctly, you’ll likely receive multiple offers within the first week of listing.

  • Exposure: Oftentimes, agents stick a sign in the front yard and add a property to the MLS, only to pray the home will sell. However, a qualified agent needs to do more than that. Because real estate is global, your home needs to be marketed online (especially on social media) with professional photography and videography.


  • Buyer’s emotions: Tap into how the consumer feels about your home. Your agent should help you reduce clutter, stage your home, and offer other suggestions to add value. This is the biggest factor since it can maximize profits. Although the market is hot, you have the potential to earn up to 15% more by connecting to the buyer emotionally.

  • Incentivize: Reward the buyer’s agent accordingly. Offer a commission they’re comfortable with. Don’t neglect the agent bringing you the buyer! A buyer’s agent can steer their buyer away if it isn’t a fair business deal.
