Why isn't your home selling? Consider the following three questions to find out why.
- The buyer doesn't get the right emotional reaction when they first walk in.
- The home does not have the right offline or online exposure.
- The home is not positioned properly to sell.
If you've seen my videos in the past, you know the importance of curb appeal. Your home needs to be decluttered and staged as well. Doing so creates an emotional connection right when the buyer walks in. That determines how the buyer feels about the property, and how strong an offer they may submit.
The game has changed. Putting a sign in front of the home and posting it on the MLS is not enough. Agents have to be savvy with online strategies to get the word out about your home. Real estate is no longer local, it's global. How many people can you share this listing with? How many eyes can you get on this property? Ultimately, how many people can your agent get to walk through the home?
Let's say you're selling in a neighborhood where homes have sold between $900,000 and $950,000. If you price your home between $900,000 and $950,000, you'll get a lot of buyers to look at it. If you price your home at $1.5 million, you have essentially priced yourself out of the market, as buyers in your neighborhood probably have a $1 million cap. That home is not positioned to sell.
